The four things that actually move a roofing price

1. Scaffolding

On a lot of jobs this is the largest single line and it is almost entirely about access rather than roofing. A mid-terrace with rear access down an alley costs more to scaffold than a detached house on an open plot, for the same roof area.

This is why bundling work matters. If the scaffold is up for a re-roof, adding the gutters and the chimney flashing is far cheaper than doing them separately later.

2. What is under the tiles

A quote that is silent on this is not cheaper, it is just less finished.

3. The covering you choose

Concrete interlocking tile is the cheapest common option and is what sits on most township housing. Clay plain tile costs considerably more and there is a lot more of it per square metre. Natural slate costs more again. Collyweston stone slate on a heritage roof is in a different category entirely.

4. Where the house is
