One name, two completely different roofing jobs

Most parts of Peterborough have one dominant housing type. Orton has two, and they barely overlap.

The township housing

Built from the 1970s onwards as part of the New Town expansion. Concrete interlocking tile, standard detailing, mortar bedded ridges and verges, and the same end of life questions the rest of the townships are working through now.

The village cores

Orton Longueville and Orton Waterville are both designated conservation areas. Older buildings, older materials, and rules about what you are allowed to put back. Consent can be part of the job rather than an afterthought.

Work out which Orton you are in before you order anything

People get this wrong because they think about the postal address rather than the building. Five things tell you which job you have:

  1. What is on the roof now. Plain concrete interlocking tile is township stock. Clay pantile, clay plain tile, natural slate or stone slate points somewhere older.
  2. When it was built. Township housing dates from the 1970s onwards. The village cores predate the New Town by centuries.
  3. Whether the building is listed. Listing is a separate register from conservation area designation, with its own consent requirements covering the whole building.

  5. What the quote names. A quote saying "tiles" without naming a product cannot be compared or held to later.

Do not let materials arrive first

The expensive version of this mistake is a stripped roof and a pallet of the wrong tiles on the drive. Settle the material specification and the consent position in writing before anyone books a start date.

Township Orton was built from the 1970s onwards, putting it slightly behind Bretton on the same curve. The failure pattern is the same and arrives a few years later: fixings tiring at the perimeter, bitumen underlay going brittle, mortar letting go at ridges and verges in a flat, wind exposed part of the country.

Both village cores are designated conservation areas, meaning the council has decided their character is worth protecting. For a roof that has three effects. Materials: what goes back can be expected to match what was there, which rules out the cheapest concrete tile as a default. Permission: permitted development rights can be restricted, so work needing nothing elsewhere may need consent here. Trade: laying a clay or slate roof to a specified appearance is a different skill from laying interlocking tile at volume.

Get the consent position in writing

If a roofer says a like-for-like recover needs nothing, that may well be right. Confirm it with Peterborough City Council anyway, and keep the reply. Enforcement lands on the property owner, not the firm that did the work and moved on.

For township housing you want a firm doing plenty of pitched domestic re-roofing that can show you two similar jobs nearby. For a village core property you want a firm that has worked in a conservation area and is comfortable talking to the planning department.
